Steps to Success: High Resolution Photos

Property photos play an important role in helping guests choose a place to stay. A great photo that catches their attention will bring them in. The more you have, the better your story and the longer you will keep them engaged with your listings which will ultimately lead to more bookings.

Images are what guests remember most! Put your best foot forward with high end quality photos of your home. There are several different things you can do to improve your ratings that are solely based on your photos!

1. Photo Tagging: Highlights all the special features of your property. Review your photos and tag your properties facilities such as the pool, BBQ, spa, fitness center, on property restaurants and so much more!

2. Photoflow: Does your “photo flow” emulate a fluid walkthrough of the property? Photos tell the story and invite the guest to imagine themselves experiencing your rental. Take them on a tour from your entrance to the balcony, pool-deck, or yard. Highlight the bedrooms, bathroom(s), and any unique amenities that make your listing “the one” for them. Don’t forget to show off the landscape and surroundings that complete the beautiful exterior of your property.

3. Basic Photo Requirements: A minimum of 25 high resolution photos are required by all channels. Guests often begin their search on a mobile device so having the highest resolution photos available will carry you from mobile to tablet and on to the desktop where the bookings typically take place. If your displayed photos are low resolution they will appear grainy and pixelated. There is no need to hire a professional, smartphone’s have high quality photos that will represent your home at its highest caliber. At least one photo is required of each room, so try taking multiple photos of the same room from various angles.

4. Seasonality of Photos: Depending on the season, tailor your main lead-in photo accordingly. During summer seasons highlighting your pool or backyard is ideal. Spotlight the winter season by switching your lead-in photo to a ski lift (if it is near the property) for you vacation rental.
